Invatation Homes has no ethics or character - none - and they don’t apologize We have rented from Invatation homes for four years. This company has been sued in class action suits and has been ordered to pay millions for ripping people off for years. If they could charge you for the air you breathe they would. When you call for service - expect at least a week before you hear anything. They left us with no heat for 8 days and without hot water for 10 days. When you tell them it is unacceptable- they tell you why it is your fault. They raised our rent over $1,000 in 4 years. Then, going into the 5th year they demanded $480 more a month - a 20% increase. It is unfortunate they operate with no morals or character. They could truly be a benefit to so many families. Instead they would rather rip everyone off at every turn. If you must rent from them - get your checkbook ready and expect to be disrespected at every turn.

Terrible Customer Service/Overcharging Fees I am a current tenant and scheduled to move out in a few days. I have been a ten ant for 3 consecutive years and have never missed a payment or was ever late until I tried to schedule auto pay. It did it on the 1st day of the month thinking it would be processed that same day. I was charged a late fee because they said it needed to be done a day earlier than the 1st day of the month. Although the auto pay was accepted the following month the payment was also not processed thus resulting in being charged more late fees. I started driving 40 miles to drop off my payment which I did for almost 5 months while I waited for return calls that were promised within 24-48 hours. I was being charged for Renter's Insurance while I had my own coverage. I sent copies of proof of insurance and yet I am still being charged. Just this past few days I made a payment inclusive of the late fees and as late as yesterday I see I still owe IH $62 which also include insurance. No one ever calls back. You can't speak directly to anyone. Perhaps the worst communication set up in history.

Moved in two weeks ago disaster Moved in two weeks ago. This residence should never have been allowed to lived in. The pool is completely green with probably a foot of algae on the bottom. The room was leaking and dozens of other issues. Customer service talks to you as if everything is fine. This is beyond slumlord style living.

Invitation Homes Agent Review In all of my years working with real estate related agents, I have never dealt with anyone as competent, compassionate and professional as Cristina Filippelli. She is by far Invitation's best asset and truth be told, I probably would not have been able to do business with them without her help. If you indeed lease from Invitation in the Jacksonville area, consider yourself exceptionally fortunate to have her as your advocate. Danny P

Incantation homes acquired my property… Incantation homes acquired my property some time at the end of 2023. In January 2024 I was sent an email stating my rent would increase from $2100 to $2520. I let them not I would not be signing a lease with them. I was contacted by an individual in April 2024 who wanted to negotiate the rent increase in an attempt to get us to stay. I told him we would not be doing that. Now from January until April we did not have access to the digital copy of our lease because they did not import them over from the previous property management company. I took possession of the property in May of 2023 but the lease they had stated my agreement was up in April of 2024 not May 2023. Long story boring after lots of unanswered emails and phone calls invitation homes raised my last months rent to $2520 and added an additional $504 “month to month” rent on top of that. I have been a renter in seven different states over the last 16 years and never once have I had a month to month rent tacked on. I would not recommend this company to anyone
