Stay away Stay away! Bad management and most likely fake reviews. Don't believe the positive reviews you see for these people. Google a few of the names of the reviews followed by "Invitation Homes". You will be surprised at the number of people that give 5 stars that have the same First name Last initial that WORK AT Invitation Homes. I am currently in a dispute with them for overcharging me over $350. Their response is to stonewall and ignore you. I am currently dealing with them through lawyers, so I will leave out details here. Some of the other issues: - It took me 5 months to get a tree that was visibly dead on my property removed. Over 15 maintenance requests that were denied. Each time with a new reason. We had a tree guy come out and he said, "I would not live in this house at the moment with this tree". Did they care? Nope. It took me countless requests and threats of legal action to get them to remove it. - Their maintenance is the WORST. It took 3 months to fix a dishwasher. - Maintenance broke my roof and never fixed it. - FEES! Oh my, the number of fees is just crazy. Whatever price they advertise, add $200 minimum on top of that a month. Invitation Homes is owned by Blackrock. Blackrock is the largest single-family homeowner in the United States. These people are the reason others can't afford a house. Do not support them. I have dealt with multiple people trying to solve this issue with no resolution. Since I moved into my residence, issue after issue Since I moved into my residence, its been absolutely downhill. I moved into this residential community on 03.29.2024 and I've called numerous times, opened number tickets, sent emails to my leasing agent, all to no avail. Issue: -Haven't had access to my mailbox upon inception -Haven't had my trash picked by contracted party since I moved in 1) Mailbox issue: I was never told the 'who/what/where/when' regarding retaining access to my mailbox. Damian Reid with IH gave my false information on 04.08.2024 to open a maintenance request for mailbox issues which further delayed my mailbox access - I should've been advised to visit my local post office to which I did on 04.07.2024. I then submitted a request via the post office to have my key changed however, they refused to inform me of what my mailbox number was as they said I have to get this from my leasing office. When I informed Damian Reid of this issue - he informed me that he wasn't sure of what my mailbox number is either and that I should go back to local post office for resolution. 2) Trash/garbage pickup I live in a residential community and since I've moved in, my trash has yet to be picked up. I've followed the strick guidelines in place by both my HOA and GFL, and every week, my garbage hasn't been collected. To date, garbage hasn't been picked up. Per guidelines, my trash bin is: -Placed outside Thursday evening prior to pickup -Bin 'is not' overflowing -Lid is fully closed -Bin is 5ft from any obstructions Note that I am a single person, and even though I do not accumulate truck loads of garbage, my garbage is now 3 weeks overdue!! ---Note that I moved on on 03.29.2024 and today's date of file is 19.Apr.2024 I still do not have access to my mailbox nor has the company GFL pickup my garbage.

Since April 15 I call and let the… Since April 15 I call and let the company know that the well water system has went out again. It’s April 22 and I still have no running water in the property. Don’t know what else I need to do for this issue to be resolved. This is very frustrating and disappointing plus disgusting service at the end of the day. No one ever know anything not ever has an answer about this issue and it’s very disappointing right now with everything and how the process is very unsatisfied to complete in a matter of timeframes.

Avoid Invitation Homes at ALL COSTS I honestly regret renting from this company. Our move-in date was delayed 3 times and when we finally moved in, the house was still a mess. The front and backyard have had virtually nothing done i.e overgrown plants and trees, weed covered lawn and rotting flowerbed borders. The paint is peeling off the outside wall but they refuse to paint it until the HOA complains. The AC only blew hot air (in FL). The overall condition of the inside is just poor i.e. old/broken fixtures or handles, dead batteries in all of the remotes (garage/ceiling fans). Did they even do anything after the previous tenant moved out? It is clear that Invitation puts as little money/effort as possible into their properties yet for some reason the rent keeps going up! On top of that you are forced into their SmartRent plan which includes a Ring doorbell and quarterly air filter deliveries. It tacks on more money to your rent even if you don't want it. They also force you into a Spectrum internet package but it costs more than if you just got a plan yourself. Do yourself a favor and avoid these properties.

Incantation homes acquired my property… Incantation homes acquired my property some time at the end of 2023. In January 2024 I was sent an email stating my rent would increase from $2100 to $2520. I let them not I would not be signing a lease with them. I was contacted by an individual in April 2024 who wanted to negotiate the rent increase in an attempt to get us to stay. I told him we would not be doing that. Now from January until April we did not have access to the digital copy of our lease because they did not import them over from the previous property management company. I took possession of the property in May of 2023 but the lease they had stated my agreement was up in April of 2024 not May 2023. Long story boring after lots of unanswered emails and phone calls invitation homes raised my last months rent to $2520 and added an additional $504 “month to month” rent on top of that. I have been a renter in seven different states over the last 16 years and never once have I had a month to month rent tacked on. I would not recommend this company to anyone
