GBA letting agent who will ask you to… A letting agent who will ask you to transfer full deposit to secure a property before you sign a tenancy agreement which against the law in Scotland. The staff are very rude, unprofessional and arguing on the phone to keep your deposit until up to 28 days. I dealt with couples of letting agent in Scotland and none of them asked full deposit to secure a property. Their lack of communication is mental after transferring that full deposit to secure the property. Such a dodgy practice and pls avoid them at all costs.

GBIncompetent Had a long tenancy with this group (10+ years). In that time they have performed a total of 3 repairs, despite having reported over 15 things which needed repairing. I ended up just repairing/replacing most things myself during the time. They claim to have no recollection of a pet deposit (£250), and upon moving out, are surprised that some things need repairing/replacing despite these having been reported or well within reasonable wear and tear given the length of stay. Left because they failed to repair 2 things which are considered major risks (and illegal to leave). They additionally purchased the property from the landlord without informing me, causing a bunch of problems (and fines) with the council. They have been bordering on incompetent and money hungry for my entire tenancy, and if finding somewhere else which allowed dogs had been easier I wouldn’t have stayed with them nearly as long. Can’t suggest strongly enough that folk avoid if they have any other feasible option.

GBWell handled cancellation experience I cannot comment on renting from Zone Lettings but wanted to write a review as our experience of dealing with the company to arrange a viewing, sort out references and deposit etc was positive. When we had to pull out of the rental at 48hrs notice because our sale fell through it only took one phone call to a very sympathetic member of staff to cancel - and we had our deposit back within the hour. I would happily reengage with Zone Lettings when we are ready to seek another rental.

GBThe Worst Letting Agency Upon moving out, I repeatedly contacted them to release my deposit. Unfortunately, even after a month has passed, my deposit remains unreleased. Following persistent follow-ups, they informed me that they had hired a "sparkle clean" service and would be sending me an invoice for the cleaning expenses. Ironically, I had already hired a professional cleaner to ensure the property was left in impeccable condition before my departure. The house was in a cleaner state than when I first moved in. It is disheartening to note that despite my efforts and the clear state of the property, they continue to withhold my deposit. Their reluctance to return the deposit, coupled with their evasive actions, strongly suggests unethical practices. They are absolute scammers, and I strongly advise others to avoid engaging with them at any cost.

GBThe flat had been cheaply refurbished The flat had been cheaply refurbished, to such an extent that light fittings were visibly loose - one spontaneously fell from the ceiling to smash on the floor next to my flatmate. The process of terminating the lease prior to the end date was revealing. Expect a hugely inflated fee (£300!) for the re-advertising of the property. We negotiated to find a new tenant ourselves, and found a friend who was willing to take over. We were then instructed that the landlord would need a FULL YEAR of rent UPFRONT for reasons of 'extra security'. Of course, that was not feasible nor remotely appropriate. When we finally broke free, the flat was relisted with no such mention of a lump-sum down-payment. Our friend had a guarantor lined up and a full-time job, and so I remain suspicious of the motives behind their demands and would refrain from ever dealing with the team again. Having been passed across approximately 5 different members of the Zone Letting team, as our back-and-forths became too convoluted for some to address, I have mixed opinions. Some are underqualified in customer relations while others are much better at responding without too much condescension. Policies, however, seemed to run very much one-way, and best practice in communication was laughable.
