Another disreputable company As in other customer reviews, I find that this company does everything possible to avoid paying claims. I was given a home warranty when I purchased a house and found within 3 months that there was a plumbing issue/failure. The company requires you call when the plumber is onsite which I did. After many holds, and the cs person speaking with the plumber, she said $75 of the $450 repair would be covered, even though the plumbing cost covered all the essentials of the repair. The cs people are paid to deny claims and/or find a way to pay as little as possible. I prefer to pay for the repair myself and consider this home warranty useless. This is a scam company, people; now I await their reply with platitudes and false justifications.

Scam When I bought my house, my realtor bought this as a gift for me. I thought this was nice of her until my washing machine broke. Called the repairman like they told me to. He said it was unfixable due to the age of the machine and no parts available anymore. APHW disagreed and said parts were available. The repairman charged me $110 for the service call and APHW offered me $142 to buy a new washer. I bought a new washer and went to submit my service bill and new washer receipt. I was told I needed to have the new washer professionally installed and to send in the bill to get my $142. Are you kidding me to have the washer professionally installed? All you do is plug it into he outlet and connect the hot and cold water hoses, anyone can do that by themselves! It would have cost me over $100 to have a plumber come to my house to do that. So now I would have spent over $200 to get $142 back. I sure learned my lesson on home warranties.

More of the same Update: They never called. More of the same. Plumber called to diagnose clogged basement floor drain, installed under flooring in basement (100 year old house, old house things...) had to rip up floor to find source of leak. Explained to APHW process, plumber proceeds, finds drain clog caused by corroded drain cover. Replaces cover. Problem solved. APHW denies claim, stating drain covers are not part of plumbing system. Left with holes in floors, and 800 dollar bill. Canceling policy.

Outrageous demands for claim approval Garbage disposal leaked out bottom of motor. Contractor told them seal likely failed. Claim was not approved because the contractor could not state why seal failed without tearing apart the disposal. I guess if lightning strikes my HVAC the claim will not be approved unless the bad weather can be explained, and why lightning struck my compressor instead of my neighbors.

Failed to cover a cheap but critical part of the homes well being My water pipes started to all of a sudden begin to bang when shutting off a faucet in the home. Plumber came and did a pressure check. The main pressure valve at the water line input to the home failed and I watched as they tried to adjust it down but to no avail. The valve was not allowing any adjustment meaning the entire house was over pressurized and we are lucky to not have burst any pipes or fittings. I called, told it was covered. part and cost was $178. I was told to hold on for a minute to get it approved. 10 minutes later, i am told sorry, it is not approved. no valves are approved. Well it was my one and only claim for the contract year, the valve is a super important part of the homes plumbing and can cause way more damage BUT APHW does not think so. I called after the fact to ask them to verify even the MAIN PRESSURE VALVE for the entire house was excluded. I was told i will get a call back, no one called. Well, I am up for renewal and will not be renewing. I am afraid to find out what else they will not cover if i actually need something done in the future
