GBA Smooth process! Moving into our new built home was great and getting a advice from Orchard helped us put 20% downpayment. We did one move and then it took 39 days to sell our old home and we received additional profits. It was a overall smooth experience.

GBNot Pleasant Orchard states that they are “radically simplifying the way people buy and sell their homes”. My experience with them has been such an emotional rollercoaster. First, the realtor that was initially assigned to my listing provided false information to me. We were working with a very tight timeline and were told that if we did not find another home, we could choose to terminate the contract. To me, that made no sense as I was the seller so I asked if there were any legal repercussions in doing so. I was told no. Then, I found out that was false when the realtor who was assigned to me called me to tell me the Buyer’s agent threatened to sue and we HAD to find another house. I will say that Orchard did negotiate a longer leaseback so we had the time to find another home. But, I can’t seem to understand how this ever happened. We were relying on the realtor to provide accurate information. Orchard replaced our realtor with someone who seemed to be much more experienced in real estate which is why I’m giving 2 stars. The new agent really tried to clean up the mess that was made. Finally, we got to the final walkthrough and the Buyer’s agent showed up at a time we hadn’t agreed to. We wanted to be polite about it, but wished that we had had the opportunity to confirm the appointment rather than it being dictated on us given how everything else went in this. I still don’t understand how Orchard can in good faith ask me to pay all of the commissions because the experience we received was far from radically simple. Given the chance to do this again, I would go with another agency to avoid the nightmare this has been for us.

GBUse extreme caution when choosing Orchard! Use extreme caution when choosing Orcard. This company will give you a guaranteed offer. However, this company has no idea what guaranteed means. My "guaranteed" offer was reduced by $20,000 two days sfter accepting their so called guaranteed offer. They made me feel like a sucker. Update: Orchard never said anything about a 5 day due diligence clause. They get you excited about selling, then reduce the guaranteed offer hoping that most will go for their trick. As previously stated, I should have listened to my neighbors' warning. I still feel that Orchard is basically a grift.
