GBSharing some data on my transaction with Opendoor Just sold my house to Opendoor in mid April. Transaction is smooth. I have done some research online for a couple of months on selling to iBuyer vs the traditional way with a real estate agent. I decided to give Opendoor a try. I figured out if their offer is unreasonable, I can always go with the traditional way. Just want to share some data on my transaction. 1. The initial offer from Opendoor is $615,500. After the video walkthrough showing my property to Opendoor, the final offer is $615,600. At that time, the estimation from Zillow is $616,100 and Redfin is $612,245. Similar houses in my neighborhood also sold around this price range recently. So the Opendoor offer looks competitive. 2. Opendoor offer asked for 5% service charge which is comparable to 5% agent fee if I go with the traditional way with a real estate agent in my area. 3. Opendoor offer also asked for $6500 repair fee on my property. My initial reaction to the fee is high since I have new carpet, painting etc. But than comparing to the additional cost using the traditional way of selling, I have to pay for furniture staging cost (to sell faster) and cost of buyer request repair etc. My estimation is that this could be in the 4k-5k range. So Opendoor repair cost could be a bit higher. 4. The time taken to sell my property to Opendoor is faster (and predictable) than using the traditional way. In other words, I can collect the proceeds faster for my need. Overall, the Opendoor partner/agent and OSN escrow folks that I worked with are polite and professional.

GBKnow your value Their offer was better than I expected. And they even added another $5k on top. However, with everything they take to close the deal, it came out to around 8% commission (roughly $39k) in total closing. They wanted $13k for "repairs" but wouldn't itemized what they deemed needing repaired. And $600 HVAC even though it's all less than 5 years old. Felt like nickle and diming. Update... I responded to Open Doors request for more information in regards to my review about our situation and they have not reached out to us in any form. Disappointing for sure.
